THE SPACE / LAYOUT
Walk through the beautiful garden to enter Elkhorn Grove. Down the hallway to your left you will find bedroom 1 and the laundry with a washer, dryer and a second toilet. To the right of the main doorway is the bedroom 2 and 3 and the main bathroom with a large walk in shower and generous bath, there is a separate toilet for convenience. In the main part of the home you will find a full kitchen with a dishwasher, there are bar stools at the kitchen counter. There are two dining areas, a dining table with 4 chairs in the open living area, as well as a main dining room with a 6 chairs. Additionally, there are two separate living areas, each with comfortable lounges and tvs (one smart tv, one standard tv). The main living areas open out to the patio with a high outdoor dining table with 6 stools and comfortable outdoor lounge, whip up a storm on the bbq. Make the most of the great coastal weather with a dip in the pool, or sit around the fire pit in the evening. Additionally, there is an outdoor shower with both hot and cold water.

PET FRIENDLY ON REQUEST ONLY
Dogs are allowed with pre-approval from the property manager only. Outdoor dogs only will be accepted, please advise of the breed and age of the dog.

THE AREA
Port Macquarie is all about the outdoor lifestyle, gourmet fresh locally produced food and relaxation. Life is good here, locals say hello, the friendly community shares the beauty of this area with you. You will find unspoiled beaches, walking trails with amazing wild flowers in season, migrating whales that you can spot at Tacking Point Lighthouse from May to November each year. Surfing, fishing, mountain biking, wine tasting, koalas, 4WD, you name it, we got it. Welcome, do not hesitate to book, you cannot go wrong here.

OTHER
No school groups, young adult groups, bucks or hens parties, large loud adult groups, events. Minimum age requirement is 27 years of age. We mostly cater to (multiple) families.

Quite time from 10pm-7am, please keep our neighbours happy. Guests that do not adhere to the house rules will have their full bond forfeited.

You cannot check-in/check-out on Xmas day 25 December, please adapt your dates, as this is our only day off during the year. Thank you for your understanding and cooperation.

CANCELLATION AND REFUND POLICY

We understand things can happen beyond your control. We strive to work towards a satisfactory solution for all and will assess your situation and options available. Our general refund policy:

• Grace period 24 hours  Cancellations within 24 hours of booking are free of charge for bookings made on our direct booking website*. 
• Cancellations made up to 30 days prior to arrival are free of charge
• Cancellations between 30 to 14 days prior to arrival incur a loss of deposit, generally 50% of the total rate of your booking. If we can secure a new booking for the dates that you cancelled we will refund your monies paid to date minus 25% of total booking fee as admin fee and any cost recovery charges for third party travel sites*.
• Cancellations made within 14 days of arrival incur a loss of full payment. If we can secure a new booking we will refund your monies paid minus a 25% admin fee plus any cost recovery charges for third party travel sites and any discounts given to new guests to secure the new booking.

* Reservations made via third party on-line travel sites such as Airbnb, Booking.com, Stayz may incur cost recovery charges for booking fees and commissions that these sites still charge us when you cancel.

• COVID-19: If government introduces a travel ban, major events are cancelled which are out of your and our control we will assess your situation, automatically rebook you for a future date free of charge, or apply a more lenient cancellation rule, we refund 75% and keep 25% of total charge as admin cancellation fee. If you only made your booking recently since the outbreak of the virus you were aware of the risks
