THE SPACE / LAYOUT
Enter via the front deck into the open plan living area. The dining and kitchen area overlook the pool area and gardens. Kitchen with 90cm gas stove, oven, microwave and essentials.
A few steps down is the family room where you can enjoy the morning sun glowing in. Further down the hall are all bedrooms, bathroom and laundry.
The master bedroom has a walk-in robe and ensuite and smart TV.

Nobbys beach, the un-leashed dog beach is 900 meters from the house, walking distance.

THE AREA – WALK TO BEACH, CAFES AND SHOPS
The Port Macquarie area is all about the beach and outdoor lifestyle and gourmet, locally sourced fresh food. Enjoy the whales passing by during their migration from May-November.
Nobbys Beach (900m) is an unleashed dog friendly beach comprising of 400 metres worth of white sands.
Shelly Beach (800m) is a classic surfing beach at one end and at the other end is a peaceful natural tidal lagoon, bordering the Sea Acres Rainforest.
Astys Takeaway and a fuel station 1.5km down Pacific Drive.

Property not suitable to young adult groups, schoolies, student groups, hens and bucks parties.
Quiet time from 10pm-7am, please keep our neighbours happy. Guests that do not adhere to the house rules will have their full bond forfeited.

- Long narrow driveway, the house is set back on the block.
- House will be painted throughout early 2025, pricing has been adapted accordingly as some walls are a bit patchy at the moment, thank you for your understanding, this does not impact your stay.

Due to the lush gardens and tropical rainforest surroundings, you may notice some insects or critters, such as butterflies, daddy long legs, or spiders, making themselves at home.

The property owners are passionate about preserving the natural environment and have chosen not to use chemical treatments that could harm the surrounding ecosystem. While we do our best to maintain the home to a high standard, occasional sightings are part of the charm of being close to nature.

CANCELLATION AND REFUND POLICY

We understand things can happen beyond your control. We strive to work towards a satisfactory solution for all and will assess your situation and options available. Our general refund policy:

• Grace period 24 hours  Cancellations within 24 hours of booking are free of charge for bookings made on our direct booking website*. 
• Cancellations made up to 30 days prior to arrival are free of charge
• Cancellations between 30 to 14 days prior to arrival incur a loss of deposit, generally 50% of the total rate of your booking. If we can secure a new booking for the dates that you cancelled we will refund your monies paid to date minus 25% of total booking fee as admin fee and any cost recovery charges for third party travel sites*.
• Cancellations made within 14 days of arrival incur a loss of full payment. If we can secure a new booking we will refund your monies paid minus a 25% admin fee plus any cost recovery charges for third party travel sites and any discounts given to new guests to secure the new booking.

* Reservations made via third party on-line travel sites such as Airbnb, Booking.com, Stayz may incur cost recovery charges for booking fees and commissions that these sites still charge us when you cancel.

• COVID-19: If government introduces a travel ban, major events are cancelled which are out of your and our control we will assess your situation, automatically rebook you for a future date free of charge, or apply a more lenient cancellation rule, we refund 75% and keep 25% of total charge as admin cancellation fee. If you only made your booking recently since the outbreak of the virus you were aware of the risks
