Large studio attached to the main house in the Port canals, 1 bed, great for couples. Two kayaks available for use. Full kitchen facilities inside, large fridge, Nespresso coffee machine. Spacious back deck with water views, outdoor kitchen with bar fridge and BBQ. Outdoor stairs take you down to the water level. Smart TV, free WIFI, Aircon. Linen provided.
Short drive to town and beaches. Walking distance to Settlement City shopping complex, restaurants at the Marina and local tavern. Easy access to airport and M1 highway.

Pets on request, non-shedding small-medium dogs only please, pre-approval required from manager. Back deck not fully fenced.

LAY-OUT
Single level studio with private entrance located at the end of Francis Street in the Port Macquarie canals, a quiet neighbourhood. A side path on the left hand side of the garage takes you to the studio entry gate and studio covered front door area. Inside you find an open plan living with bed and cupboard space on the right hand side including a desk area. Chesterfield lounge, kitchen and dining. The studio has a full kitchen featuring a ceramic hot plate, oven, dishwasher, microwave, toaster, kettle, sandwich press, stick blender and assorted pots and pans and everything you need for a comfortable stay. Bathroom with shower, toilet, vanity. Sliding door from the studio leads on to the private back deck, where you find an outdoor kitchen with bar fridge and BBQ. Washing machine is also outside. Steps from the deck lead towards the water level. Please note this area is not fully fenced!
We use a rotating pantry in which you find all basics and more, so you do not have to take every single item! Kindly share and replace.
Linen is provided, your beds are spread, so you do not have to do any chores upon arrival. Simply rock up and relax!
Please bring your own beach towels.

PARKING
Guests can park on the left hand side of the driveway. The right hand side is used by the main house no 53. Free street parking.

Not available for use.

IMPORTANT NOT SUITABLE FOR CHILDREN
Adults only please or a couple with small baby (non-walking / crawling). Studio Fran is not suitable for (young) children due to safety and owner preference. Back deck towards water is not fenced.

PET FRIENDLY ON REQUEST – PRE-APPROVAL REQUIRED
Small to medium non-shedding pets are allowed with pre-approval from property manager. Responsible pet owners with their furry friend are welcome. No small puppies, and no cats please. Pets to be kept outdoors on back deck and can be inside at night. IMPORTANT Please note that the studio has white coloured carpet. The back deck is not fully fenced. There is no grass area. Grass area are on the main street public spaces. Pets are not allowed on lounge and bed. Additional charges may apply if excessive stains / damages occur.

OTHER
We cater to couples only. Maximum occupancy 2 guests. We do not cater to young adults under 18, schoolies, or loud guests.

GETTING THERE
OPTION 1 From Sydney/South: take the M1 towards Newcastle, Taree and Brisbane. Take the Port Macquarie exist, follow Oxley Highway towards town. After the race course (on your left) take a left into Clifton Drive, at the end of Clifton take a left onto Hastings River Drive, then take the first right into Newport Island Road (Solar shop on the corner and Settlers Inn Hotel and bottle shop on the opposite corner). Follow New Port Island road, go over a little bridge and take a left into Francis street, the studio is at the end of the street on your left, the 2nd last house.
OPTION 2 From Sydney and / Brisbane North: On the M1 take the Port Macquarie Hastings River Drive / Airport exit. Follow Hastings River Drive into town. Once you see the Thrifty on your left hand side slow down and take the first left into Newport Island Road (Settlers Inn Hotel and bottle shop on the corner and Telstra Business centre on the opposite corner). Follow New Port Island road, go over a little bridge and take a left into Francis street, the house is on your left at the end of the street.

PARKING
Please park on the left hand side of the driveway, in front of the garage. Keep the right hand side free please. Street parking is free. Please do not park on neighbour's properties, thank you!

CANCELLATION AND REFUND POLICY

We understand things can happen beyond your control. We strive to work towards a satisfactory solution for all and will assess your situation and options available. Our general refund policy:

• Grace period 24 hours  Cancellations within 24 hours of booking are free of charge for bookings made on our direct booking website*. 
• Cancellations made up to 30 days prior to arrival are free of charge
• Cancellations between 30 to 14 days prior to arrival incur a loss of deposit, generally 50% of the total rate of your booking. If we can secure a new booking for the dates that you cancelled we will refund your monies paid to date minus 25% of total booking fee as admin fee and any cost recovery charges for third party travel sites*.
• Cancellations made within 14 days of arrival incur a loss of full payment. If we can secure a new booking we will refund your monies paid minus a 25% admin fee plus any cost recovery charges for third party travel sites and any discounts given to new guests to secure the new booking.

* Reservations made via third party on-line travel sites such as Airbnb, Booking.com, Stayz may incur cost recovery charges for booking fees and commissions that these sites still charge us when you cancel.

• COVID-19: If government introduces a travel ban, major events are cancelled which are out of your and our control we will assess your situation, automatically rebook you for a future date free of charge, or apply a more lenient cancellation rule, we refund 75% and keep 25% of total charge as admin cancellation fee. If you only made your booking recently since the outbreak of the virus you were aware of the risks
